Full replacement

Tear-off to the deck, replace rotten wood by the sheet, ice-and-water in the valleys, and a ventilation plan that matches the attic you actually have. Architectural shingles are the default in Cedar Hollow; metal is specified when the house wants a longer quiet life.

Repairs

Pipe boots, lifted flashing, a valley that was woven instead of metal, and the nail pops that show up after the first hot August. Repairs are declined when a roof is at the end of its life. The report says why.

Metal roofing

Standing seam in colors that sit against limestone and brick. Sample lead times run three to five weeks. Fasteners stay hidden. Snow and oak leaves shed instead of sitting in the granules.

Gutters

Five-inch and six-inch aluminum, with downspouts carried away from the slab. Guards are offered only where live oaks make them useful, not as a default upsell.

Inspections

A photographed walk for buyers, sellers, and anyone who heard hail and is not sure. You leave with marked images, not a handshake estimate.

Light commercial

Low-slope roofs on studios, cafés, and small offices in the same four towns. Coatings and single-ply are discussed when a pitched roof is the wrong tool.
